I think your introduction is mucho important to set the stage for what you can discuss and not discuss, clarify your role as a facilitator and a notary..
How you present the loan docs is important too..
Then comes the 3-Day RTC explanation (if applicable)
Don't forget to mention they can call their LO if they have any questions..
Be sure to tell them that the signing should go rather quickly, espec since you've got another appt to go to..
Remind them of their 3-day RTC...
Remind them you have to meet another client..
And, I please allow me to reiterate that the order of presentation is key; I always start with the "First Five" (my spin on what get's presented and signed first) so if it's going to be a sign or no sign, I'm otta there quickly.
Readers will be readers if you allow them to be readers. I admit, on a rare occasion I've had a tough client or two, but for the most part it's up to me, the loan signer, to make it work.
