I would ask for a second opinion. How can showing someone things written in black and white be remotely construed as UPL unless you are explaining how those numbers were derived? I personally have asked attorneys 'how far' can I go. Everyone of them has told me if it is written and you show them what is written without explaining the meaning, implications or consequences, then you are not practicing law. Further, explaining the source of numbers probably isn't practicing law anyway, since the numbers are not based on law, but on business practices. But, that's another issue.
You are absolutely correct when you state that the term "signing agent" is whatever the hiring agency, lender, title company, notary, borrower want it to mean. How the term is applied is strictly up to the person performing the job of "signing agent."
