In the "legal" world, once it was known this is a refinance using a Power of Attorney, the paralegal for borrower's attorney would call the paralegal representing the lender's attorney or title company any state, "The owner of the real property will not be at the closing, please fax me any Affidavits that you would like him to sign." The borrower's paralegal then gets the Affidavits to the borrower to be signed/notarized and returned to the lender's attorney/title company. Works every time, but a royal pain when borrower is in a foreign country (miliary pretty easy).
