Yes, NW Washington state is stable with few foreclosures. I am happy for my neighbors that there is very little foreclosure work for notaries here.
That is all due to the people in my HUGE county being very loyal to the credit unions. They like to get home loans from the CUs. CUs do not lie to their members / borrowers.
There have been less than a half dozen mobile notaries serving this rural area full time for many years. I am the most requested one because of my marketing skills.
When I saw that a LO was lying to the borrowers, I immediately excused myself from the signing table.
That's why several lenders have blacklisted me and dozens of LOs have yelled into my cell phone only to discovered that I have hung up on them. Fine with me - I will not participate in lying to borrowers.
A side benefit: I have zero worry about being named in lawsuits related to borrowers being lied to.
IndyMac lied like a rug to its customers. I handled two or there of their loans and then refused the rest.
